I spoke to several estate agencies in Frankston who seemed to have an indifferent attitude. Mark was recommended to me by our solicitor who said that he was an honest and hard working agent who would look after our interests. Mark immediately impressed me with his sincerity and enthusiasm. I grew up in Frankston and it was immediately obvious that Mark had great local knowledge from living and working in the area for 25 years.
My family and the other agents I approached believed the property was worth about $340 and hoped at best to get about $360K. I was happy to sell straight away for $340K, however Mark insisted that I wait until his auction campaign ran it's course as he believed that he had enough prospective buyers in his database who may at auction push the price up. Also he said he needed a couple of weeks to get his long list of buyers from his database time to sight the property. Mark called me 3 or 4 times a week to detail the numbers, comments, and impressively the profiles of the people who had inspected the property. He seemed to know before the auction who the most likely buyers were, and he was right.
Last weekend on auction day there was a huge crowd of people. Mark had suggested we set the reserve at $340K so that the serious bidders would come to the front and begin to compete when the house 'was on the market'. Bidding started at $310K and went to $400K in $10K bids, finally selling at $416K, $76K over the reserve. I was absolutely astonished.
Apart from getting me $76K over the reserve, the best part was the professionalism of Mark and the First National Group. Every thing from start to finish, inspections and advertising and paperwork, all went with out any hassles. Mark was a delight to deal with, managed our expectations and his buyers and got me a great price for the property.
